Buyer’s Inspection

A buyer’s inspection is a crucial step in the home buying process, providing prospective buyers with a comprehensive assessment of the property’s condition. This inspection identifies issues and concerns, empowering buyers to make informed decisions about their investment.

We inspect these areas of the home:

  • Roof – Overall condition and age, potential leaks from penetrations and flashing, gutters, soffits, and chimneys.
  • Attic – Framing structure, proper ventilation and insulation, leaks, vent piping through roof, electrical, and plumbing.
  • Exterior – Grading, siding, proper water shedding, foundational cracking, windows, doors, driveways, walkways, steps, porches, patios, and decks.
  • Interior – Bedrooms, bathrooms, kitchens and all other rooms, lighting, ceilings, walls, floors, windows, doors, hallways, stairs, cracks, and leaks.
  • Plumbing – Sinks, toilets, tubs, showers, all accessible piping, and water heaters.
  • Electrical – Utility feed and drop, meter, main service panel, all subpanels, any exposed wiring, and all outlets.
  • Crawlspaces & Basements – Foundation, structural, potential water intrusion and leaks, damage, plumbing, and wiring.
  • Appliances – Heating units, air conditioning, ovens, ranges, microwaves, refrigerators, and dishwashers.
  • Garages – 1 attached or detached garage included
We incorporate advanced tools such as thermal imaging, moisture meters, gas leak detectors, drone photography, and carbon monoxide detectors into our inspections at no extra cost when necessary.
4 Point Inspections

4-Point Inspection

This is a specialized inspection offered by IntraSpect that focuses on four essential aspects of a residential property:

  • Roof
  • HVAC (Heating, Ventilation, and Air Conditioning) system
  • Electrical system
  • Plumbing

The purpose of this inspection is to provide insurers with a thorough overview of the property’s condition in these critical areas, assisting in determining eligibility and coverage levels for insurance purposes. By having these key components inspected, homeowners can gain insights into the state of these systems, finding potential issues before they escalate into costly repairs or safety hazards.
